Summary/Objective:

Novellus Living is seeking a Maintenance Manager to oversees and assists with the repairs, installations and upkeep of our Orangeburg Memory Care Community. The main duties of this role include designing maintenance procedures, tracking budgets and expenses and performing inspections on different facilities to find problems and make repairs.
 

ESSENTIAL FUNCTIONS:

  • Being the community leader responsible for the overall integrity of the physical site
  • Train and supervise employees of the maintenance department.
  • Oversee the day-to-day operations of the maintenance department.
  • Performing general maintenance projects as scheduled or assigned, including but not limited to general installations and repairs.
  • Negotiate contracts with outside vendors for execution of maintenance work.
  • Ensure operational efficiency of electrical equipment and mechanical systems through timely inspection and repair.
  • Ensure that company premises and facilities are kept in clean and hygienic condition.
  • Implement workplace safety policies and standards.
  • Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
  • Assess building systems to plan work assignments and project schedules.
  • Develop maintenance procedures and schedules.
  • Ensure maintenance and repair work is completed correctly and in a timely manner.
  • Assist with departmental budget estimates and costs of specific repair projects.
  • Perform other related duties as assigned.

Position Requirements:

  • Extensive knowledge of building systems such as plumbing, electrical, and HVAC
  • Familiarity in drafting and understanding blueprints and schematics.
  • Effective communication and people management skills.
  • Comfortable working in a fast-paced environment.
  • Excellent analytical and problem-solving skills.
  • Ability to identify issues and determine repairs that are needed.
  • Ability to plan maintenance schedules for building systems.
  • Excellent management and supervisory skills.
  • Proficient with Microsoft Office Suite or similar software.

Education aND Experience:

  • Bachelor’s Degree in engineering, administration, or facility management.
  • At least five years of maintenance experience required.

While performing the duties of this job, the employee must continually demonstrate ongoing sustained ability to perform these physical demands:

  • Prolonged periods sitting at a desk and working on a computer.
  • Prolonged periods standing and walking.
  • Must be physically able to climb ladders, bend, or crawl into awkward spaces.
  • Must be able to lift up to 50 pounds at a time.
